     In execution of a Deed of Trust in the original principal amount of $57,548.00 dated May 24, 2004 recorded among the land records of the Circuit Court for Dickenson County on May 26, 2004 as Instrument Number: 040000965, the undersigned appointed Substitute Trustee will offer for sale at public auction, at the Main entrance of the courthouse for the Circuit Court of Dickenson County, 293 Clintwood Main St, Clintwood, VA 24228 on June 17, 2025 at 2:15 PM the property described in said deed of trust, located at the above address and briefly described as: The following described real estate, to-wit: Two tracts of land lying and being on Nealy Ridge on the waters of Mill Creek, a tributary of the McClure River in Dickenson County, Virginia, and being described as follows:
     TRACT NO. 1: BEGINNING at a stake in the public road on Nealy Ridge at the head of Spring Hollow of Mill Creek, and thence down the Spring Hollow with the fence to a line of the Clinchfield Coal Corporation, J.W. Wright 916 acre tract and then with a line of the J. W. Wright 916 acre tract and then with a line of the J. W. Wright 916 acre tract to a black gum an chestnut snag about 125 feet south of a high point between house Fork and main fork of Mill Creek, and a corner of the Noah Counts 443 acre tract, thence with a line of the Noah Counts 443 acre tract to the BEGINNING, containing ten (1) acres, more or less.
     TRACT NO. 2: BEGINNING at a stake near the center of a sag or a gap near the public road on said ridge in a gap; thence down the hollow with a fence (wire) passing near a spring; thence up the sag to a barbwire fence around the hill to the BEGINNING, containing two (2) acres, more or less.      TERMS OF SALE: A bidder’s deposit of $5,000.00 or 10% of the sale price, whichever is lower, will be required in the form of a certified or cashier’s check.  Cash will not be accepted as a deposit.  Settlement within fifteen (15) days of sale, otherwise Trustee may forfeit deposit.
